George Street South
Project Cost $650,000 – $850,000
A multi-award winning project located on a narrow 12m wide block, with the site proving a challenge to incorporate a large four-bedroom family home. In response this home has been split over two levels with minor bedrooms upstairs and the master suite and large entertaining areas downstairs.
A feature staircase stamps the entry foyer with a large passageway leading past the master suite to the open living and alfresco areas for day-to-day living and entertaining guests.
The innovation of numerous features caused expert consideration from the design team, construction team, and trades to bring a high quality and level of detail to this home.
A reduced floor thickness of the upper level was used to create the front cantilever and separate the upper monolithic form from the lower level timber cladded structure. Careful custom detailing seamlessly conceals essential elements such as a tilt lift garage door and electric meter box within the front walls.
The upper roof was cleverly designed to accommodate a 38 panel, 10.45kW solar system, as well as a dual skillion roof at the rear of the home to allow for access to natural northern light through highlight windows.
Louvre windows were incorporated to the upper west facing windows to capture the south-westerly breeze to both, naturally cool the home, and reduce heat gain from the afternoon summer sun with Low-E glazing.
The risk of overshadowing from adjacent homes required clever articulation of the northern side of the home. This was done to accommodate and take advantage of the northern aspect with high level windows and internal courtyards. Careful consideration was made also made to prevent overshadowing of neighbouring dwellings’, open spaces, and solar panels.
