The home’s impressive front entry opens onto a wide passage that sets the tone for the sophisticated design that lies within. The design elegantly meets the Unley Council Policy Area 12’s restrictions on bulk, scale, and streetscape visual appeal.

Environmental Sustainability

Due to the narrow site constraints and council requirements, low pitched upper level roofs were designed to reduce bulk and scale. A 50mm insulated Bondor roof structure was used over the alfresco to accommodate windows articulated to capture northern light during the winter months.  With a rear north facing yard that will have full summer sun exposure, all rear eaves were extended to reduce heat gain.  The dual-pitched upper roof was designed to increase the north facing orientation and maximise the amount of solar panels (battery ready 7.98kW system). Louvre windows were added for cross-flow ventilation. Natural light was accentuated through highlight windows and skylights designed throughout the home to reduce the requirement for artificial light. A 50mm roof blanket with an R 1.25 rating, heavy Earthwool and acoustic insulation was incorporated to the internal and external walls, mid-floor and ceiling, aid in the building’s energy efficiency.

At the heart of the home is a large open-plan kitchen, its polished concrete floor creating a sleek modern aesthetic. This is a space built for both grand entertaining and day-to-day family living.

The living quarters serve as an oasis of relaxation with a cozy fireplace, offering a degree of separation between meals and dining for added comfort. The dining area exudes luxury, providing the perfect setting for family gatherings or intimate dinners.

The feature staircase, a centerpiece of the entry passage, leads to the second level. An artfully chosen feature light enhances the stairwell’s aesthetics, creating a dynamic interplay of light and shadow.

The main bathroom is a testament to the home’s contemporary style, incorporating modern finishes and fittings that exude finesse. Every detail is thoughtfully chosen to create a space of comfort and luxury.

The master suite, located on the ground floor, offers a private sanctuary for the homeowners. The design prioritizes luxury and relaxation, with a well-appointed ensuite adding to the suite’s appeal.

At the rear of the home, an outdoor kitchen and alfresco dining space cater to the homeowners’ request for a sleek family alfresco area. This area, coupled with a pool, creates a versatile outdoor space for relaxation, dining, and entertainment.
