This Building Ideas segment features the Finesse Built custom built home on Marlborough Street in Brighton.
Built on a south facing, subdivided block with a relatively narrow width, this large family home incorporates spacious, eloquently stylish and unique open plan living spaces. These spaces relate extremely well to each other yet incorporate bold and innovative features that demanded the highest quality of workmanship.
As you enter the property you are met by a corten steel fence and gates supported by recycled jetty timber that surround the environmentally sensitive and drought tolerant desert scape style garden. Your eye is then drawn to the innovatively custom designed and crafted 3m high, 1.5m wide pivot front door perfectly matched to the wide timber floor boards that clad the door and the cantilevering stairs. The stairs cantilever from a raw concrete blade wall that runs through the centre of the entire home both internally and externally creating a seamless relationship with the other building materials and areas of the home. Concrete benches in the front and rear garden also add to this continuity. Also used both internally and externally are the feature bricks to the front of the master bedroom that run through the matte black commercial windows and into the bedroom forming the majority of the internal wall. The remainder of the internal walls of the home meet the ceiling, both 13mm plasterboard, with a P50 shadow mould. The walls meet the skirting boards and architraves with a P25 shadow mould complimenting the 2.7m high internal doors and 3m high commercial glazed aluminium master bedroom door. A 3m high, 2.5m wide sliding passage door with a concealed top track running through the concrete wall acts as a thermal and noise break which, at a glance, could be mistaken for part of the wall. The exceptional workmanship and skill to construct and fix the cutting edge front & passage doors, stairs and joinery is obvious in the attention to detail and the finish of the home.
The large north facing windows to the dining, home theatre and family that overlook the pool, spa and alfresco let the winter sun naturally warm the house reducing the need for heating. Large eaves shade the windows from the summer sun minimising cooling requirements. The reverse cycle ducted air conditioning system has zones for almost all rooms, temperature sensors for both the upper and lower floors and does not require a fixed constant vent maximising its efficiency. Maximum sized insulation batts were also used in all the internal and external walls and ceilings of the home. With the measures taken in design and with the materials used, the overall thermal performance of the home is exceptional.
Materials of the highest quality were used in constructing the home yet great value for money is offered by using the same timber for the floor, door and stair cladding. Good value for money in the garden was also achieved using cost effective plants and garden stones along with recycled timber.
There was a high complexity of build on this project as many features were one off and unique to this home.
During and prior to the build the client was regularly involved in the day to day activities during preconstruction and construction regularly meeting and speaking with the site supervisor.
Overall this is a home that is a stunning example of innovation, cutting edge style and a high quality of build that has created an environmentally sensitive and functional collection of spaces.
